What Spring Told Us About the Market
Between March and May 2026, homes across the ESPC network went under offer in a median of 25 days. Sellers achieved an average of 101.7% of their Home Report valuation, showing that well-presented properties continued to sell at or above their assessed value.
Against that market backdrop, Drummond Miller delivered particularly strong results. While overall ESPC sales volumes fell by 9.2% compared with the same period last year, our own sales volumes increased by 11.4%. The properties we sold between March and May had a combined value of £9.3 million, up 10.2% year on year.
We were also faster than the market average. Our median time to under offer was 20 days, compared with 25 days across ESPC as a whole – five days quicker. On average, our sellers achieved 100.6% of their Home Report valuation.
Buyer demand held up well across Edinburgh and the Lothians, and with summer traditionally bringing more buyers to the market, conditions look set to remain favourable for sellers. Buyers remain alert to well-presented homes, clear pricing and a strong marketing strategy. For sellers, good preparation, professional service and clear client communication can make a significant difference.
